I came into facility services through my husband. In 1995 I took over the business under my own name — as a woman in a male-dominated field. I coordinate every property personally, and for peak workload or larger sites I work with a fixed partner network that I have trained myself. In 2025 we celebrated 30 years.
Today we look after properties between Steinau and Frankfurt — coordinated by me personally, with trusted partners on the regular rounds. We deliberately sit between the large facility-management groups and the very small providers: big enough for clean invoices and DIN-compliant documentation, small enough that I know your stairwell personally.

We support properties between 20 and 100 residential units — property managers, HOAs and senior care homes. We do not take on single-family homes or purely commercial buildings.

We do not publish flat rates. Every property is walked through on site, then you receive a written quote tailored to size, scope and frequency.
One-off jobs or contracts only?
We work only in ongoing full-service contracts with property managers or HOA boards — no one-off jobs.
Is there photo documentation?
Yes — after each visit we document the relevant areas and send it by email or through your software.
How long has LOOS existed?

Boiler failure prevented.
During the routine visual check the oil level catches our eye. We re-order the same day — the system runs uninterrupted, nobody notices a thing.
Resident has fallen.
In the senior care home. We provide first aid — calm, trained, before the paramedics arrive. The home's director gets the first call, not the last.
Locked out on a Sunday.
Call, car, master key. A locksmith would have cost €320 and two hours. We were there in 25 minutes — no invoice.
